Insights on where south London is heading from David Law, Sales Manager at Foxtons Battersea...

What are your predictions for the sales market in south London for the next few years?

Extensive regeneration plans are usually indicative of price growth. For Battersea and Vauxhall, such plans include two new tube stations; Nine Elms, which will be located close to Vauxhall Station, and Battersea, close to Battersea Power Station, as per the planned Northern Line extension. Further plans for opening new embassies, potential for more bridges and infrastructure development with further shopping and leisure amenities will most probably also have a ripple effect further into south London.

How difficult is the current market for homebuyers, and what advice do you give them?

The London property market in general is very competitive at the moment, and south of the river is no exception, especially below the million pound price range with demand significantly outstripping supply of properties for sale. We advise our south London buyers to try and put themselves in the best position possible to be able to proceed quickly. Having their mortgage set up and as much of the paperwork as possible already prepared in advance of agreeing an offer can make all the difference. We also recommend choosing a good solicitor experienced in the London market, who ideally has a good working relationship with the agent and understands the local market.

Personally, where is your favourite place to live south of the river and why?

With a young family of my own, I love Northcote Road and Wandsworth Common. It has everything a family might need: vast outside spaces for walks and exercise, unique independent places to go for a coffee or a beer, or to have a great meal (Chez Bruce for fine dining and Good Earth for the best Chinese!). There is also a good selection of family-friendly shops and with the convenient transport links of Clapham Junction and Wandsworth Common, it is a fantastic place to live.

If you were not an estate agent, what career would you choose?

I would love to be a Formula 1 driver, travelling the world and driving amazing cars on some of the world's iconic tracks!
