The beginning of the summer brings with it an increasingly busy lettings market.

This can be attributed to two main factors: the financial year is now in full swing so relocation budgets have been allocated, while the academic calendar means families are seeking to settle into their new homes by September.

This is an excellent time for landlords to realise the potential of their rental investments, but they should also bear in mind that tenants expect more from their homes.

As a result we have seen demand for high-specification properties rocket in Dulwich, as prospective tenants are drawn to the accessible location and wide selection of trendy cafés, restaurants and shops in the area. I am delighted to offer for rent one such high end property: an immaculately refurbished first and second floor maisonette within a Victorian building that would be ideal for young professionals wanting both contemporary features and a desirable location.

While the apartment is suited to summer heat oak wood floors, crisp white walls and double-width doorways combine to create an unfettered feeling of freshness must-have underfloor heating also provides a comforting antidote to cooler spells.

The flat is situated in popular Herne Hill where residents enjoy plenty of local parkland, close proximity to Brixton's trendy nightspots and efficient transport services to the City. Unsurprisingly, such favourable factors have fuelled demand for the area's high specification flats and I doubt this one will remain on the market for long. Foxtons.co.uk/2342132 After a Foxtons Fresh preview, this immaculate one bedroomed flat on Fellbrigg Road received multiple offers.

Attracted by its desirable location close to Lordship Lane in East Dulwich, the tenants rented it for 36 months at 254 per week. This three bedroomed house was let for 24 months at 392 per week.

The property is conveniently located next to Brockwell Park and has its own patio garden.
