History is intrinsic to Kingston: once the ancient market town where Saxon kings were crowned, it was held by William the Conqueror in 1086 before being officially granted borough status in 1418 by King Edward IV. These lofty and regal connections have left the area with a refined sense of quality that remains appealing to this day, and the ensuing years mean many properties here reflect the charm of Kingston's prosperous past.

We have recently taken on a home with such character in abundance, a large four bedroomed period house that was once a working Victorian laundry ­ a fact further compounded by the beautifully restored fresh water well that can be found in the back garden, which runs straight through to the Thames and is in full working order. Built in 1860, the house was the first to be erected on sought-after Grange Road and has recently been the subject of significant refurbishment by its attentive landlord.

Over a period of eight months he systematically renovated the entire property, returning the original Victorian features to their former glory and sympathetically installing additional touches such as the stained glass in the doors and windows.

Sourced from local suppliers, each material was specifically chosen to add to the overall look of the home and complement the existing décor and style.

The rooms are capacious and filled with light thanks largely to their tall, wide windows, although downstairs this airy feel can also be attributed to the folding doors that open up the entire length of the rear reception room and lead outside to the sizeable garden.

Ideal as a formal entertaining space, teenage hangout or simply a place for all the family to spend time together, this room can perhaps be described as a microcosm of the house as a whole: well designed, well thought out ­ and well done. It went for 12 months at 1,750 per month ­ 200 more than last year. This four bedroomed semi- detached house on Cranleigh Gardens in North Kingston recently let through us at 2,300 per month.

The tenants signed a 24 month contract.
