As the summer season begins in earnest the corporate lettings market becomes more and more busy.

This is due to two main factors: the financial year is now in full swing so relocation budgets have been allocated, while the academic calendar means families are seeking to settle into their new homes by September.

While this is a great time for landlords to realise the potential of their rental investments, tenants also know that they can expect more from their homes. Subsequently we have seen demand for high-specification properties rocket as tenants are drawn to South Kensington's selection of chic and cosmopolitan cafés, restaurants and shops. One such property is a three bedroomed mews house, sure to appeal to discerning tenants who will appreciate the fascinating and stylish interior cleverly concealed behind a seemingly classic façade.

The layout of the property is far from standard with a vast reception room and attractive open-plan kitchen occupying the entire first floor.

But the real focal point, and my favourite feature, is the second floor gallery, which could be used either as a guest bedroom, a study or even as a peaceful retreat for daytime snoozes.

Although mews houses are traditionally compact, this property boasts design features that maximise the available space: glass floors in the gallery create a sense of open fluidity, while the roof terrace will really come into its own in the summer, either as a vantage point for admiring wine-accompanied sunsets ­ or just as a stylish sun deck. The property was let after only ten days on the market to a couple planning to use it as a pied--terre. This two bedroomed flat in Courtfield Gardens was recently let to a tenant who signed a 12-month contract at 1,000 per week only two hours after we launched it onto the market.
