Where should I rent in London in 2017?

Brixton, Peckham and Hackney are some of the most talked about rental areas in the capital, but there are plenty more parts of London that have slipped under the rental radar. Here, we’ve shortlisted just a few of our favourite undiscovered areas. And no, Shoreditch isn’t on the list this time…

Round Chapel, Lower Clapton

While Hackney remains one of the coolest places to rent in London, it’s northerly neighbour, Clapton, has stayed under the radar.

But not for long. Cafes, trendy pubs, and independent restaurants serving everything from sourdough pizzas to avocado brunches have been popping up around Clapton over the past few years, which is a sure indicator that this mainly residential area is growing in popularity.

We recommend:

The Bonneville Tavern for locally brewed beers and its low-lit, underground atmosphere.

Cooper and Wolf for their Swedish-style breakfast and lunch.

Kilburn High Road
Kilburn High Road

Kilburn

Sandwiched between Queen’s Park and Maida Vale, Kilburn has been previously overlooked in favour of its more sought-after neighbours.

However, what’s not to love about this bustling suburb that has both an Underground and Overground station, too?

Along Kilburn High Road there is a range of high street stores set amongst some popular independent eateries and drinking holes, making this more affordable pocket of north-west London popular with those looking for close proximity to central London and must-have amenities right on the doorstep.

We recommend:

Kilburn Ironworks, which has a cool industrial interior and a large menu of American-style food.

The Black Lion is a Grade II-listed Victorian pub on Kilburn High Road serving traditional British dishes.

Leytonstone Underground Station

Leytonstone

While nearby Stratford has received lots of attention following the 2012 Olympics and its subsequent wide-scale development, Leytonstone has been hiding in its shadows for a number of years.

Yet there’s lots to get excited about in this East London suburb, including close by Wanstead Flats for relaxing on long summer days.

Being only two stops from Stratford on the central line means you’re only a few minutes away from a wider range of shops and restaurants, as well as easily connected to London Liverpool Street. Plus there’s an Overground station, too.

We recommend:

Luna is a live music venue just round the corner from Leytonstone Underground Station.

Mora is a Sardinian restaurant that opened last year, serving fresh pasta and Italian wines.

New Cross Gate Station

New Cross

With so much hype around its fashionable counterpart Peckham, we can assume that New Cross is lesser-known amongst London’s renters. But there’s certainly lots to talk about in this South London rental hotspot.

Home to Goldsmiths University, there’s a student vibe running through the area. But this also means there are loads of independent bars and cafes for all its residents to enjoy.

And let’s not forget that New Cross is only a short walk from Deptford, where Deptford Market Yard and a wider range of high street stores are easily accessible.

The transport links in New Cross are also a big selling point – Overground services from New Cross Gate and New Cross Station provide links into east and south London, plus there is a frequent connection from New Cross into Cannon Street via Southeastern.

We recommend:

Ottoman BBQ, a Turkish restaurant that doesn’t look much from the outside, but the food is authentic and it’s bring your own bottle.

The Rose opposite New Cross Gate Station serves wood-fired pizzas and a cracking Sunday roast.

south norwood lakes

South Norwood

Over the past few years, the face of south London has changed dramatically. And where areas were once overlooked in favour of more affluent south-west London, there is plenty of interest from London’s tenants.

South Norwood is one area that is experiencing increased interest, and has benefited from neighbouring Crystal Palace’s gaining popularity.

And there’s a real community feel too. Cafes, restaurants and pubs have been popping up along Portland Road in recent years that are well loved by South Norwood’s residents.

We recommend:

Coffee Craft on South Norwood Hill, which is coffee shop hosting frequent craft workshops.

The Portland Arms is the perfect place for a pub lunch after walking around beautiful South Norwood Country Park.
