Today we’re talking about Shepherd’s Bush – or affectionately known as She-Bu (pronounced Shey Boo) – the west London suburb that’s only 11 minutes from Oxford Circus and where you’ll find property prices below the London rental average.

What is Shepherd’s Bush like?

Once the less desirable neighbour of exclusive Holland Park, Shepherd’s Bush has transformed over the years – largely due to the opening of Westfield London in 2008 – and is popular without being too “try hard”.

It’s home to celebrities such as Sophie Ellis-Bexter and Michael Gambon and there’s a Soho House Hotel opening up in the near future on the site of the old BBC television centre.

Is Shepherd’s Bush really only 11 minutes from Oxford Circus?

Yes. Situated on the Central line, Shepherd’s Bush is only seven stops from Oxford Circus and five from Marble Arch, which is located at the corner of Hyde Park. There’s also access to the Hammersmith and City line from Shepherd’s Bush Market Underground Station, with services to King’s Cross and Paddington.

In the opposite direction, there are services in to Acton, Ealing Broadway and Ruislip on the central line.

Overground services from Shepherd’s Bush Station travel to Clapham Junction and Willesden Junction, while Southern services operate from East Croydon and Milton Keynes via Wembley and Watford.

What is there to do in Shepherd’s Bush?

The main attraction in Shepherd’s Bush is, of course, Westfield London, where there is a range of high street and designer stores, a cinema, a Waitrose and a John Lewis opening in the first half of 2018 – meaning there’s plenty to do for a full day out.

Apart from the shopping centre, the area attracts locals and visitors to longstanding Shepherd’s Bush Market off Uxbridge Road, cafes along Shepherds Bush Road and pubs around Shepherds Bush Green.

What is a typical rental property like in Shepherd’s Bush?

As with most residential areas in west London, you’ll find many period houses converted into smaller flats and stucco-fronted Georgian properties in the roads closer to Brook Green. Here, property owners have been converting flats back into houses, but elsewhere you’ll find mainly apartments in Shepherd’s Bush.

In the area around Westfield London, there are ex-local authority properties available to rent and a number of new luxury developments. The transformation of the old BBC Television Centre into an exclusive residential and social hub is part of the overall makeover of Shepherd’s Bush, which will continue over the next few years.

What can I expect to pay for a rental property?

Of course, this depends on the individual property and exactly where it’s located, but you can expect to pay anywhere between £1,300-£1,600 a month for a one bedroom flat and up to £1,850 for a two bedroom flat.

A three bedroom property will set you back around £2,200 a month and a four bedroom house about £2,500 per month.
