Sell your property quicker: 10 simple tips

Many years' experience have taught us that a few simple tweaks can have a significant impact on the time it takes a property to move from instruction to completion. These ten tips will make sure your property has the best possible chance to sell as soon as possible.

1. Get sale-ready

If you're in the process of buying a new property as well as selling, make sure you're as prepared as you can be. This includes arranging a solicitor, speaking to a mortgage adviser and having all the necessary documents ready to keep the chain running smoothly. This means you are able to proceed as soon as you find the right buyer.

2. Prepare everything your solicitor will need

Having all your documents ready to go will make sure your end of the sales chain will not be a source of delays. Boiler warranties, door and window certificates, your property's Energy Performance Certificate (EPC) and other legal documents can all be prepared ahead of time. 3. First impressions last

Kerb appeal has been proven to be a major factor for buyers. Most will make up their minds about your property within a few minutes of arriving, so make sure the approach to your front door is tidy and well-maintained. Fresh paint on the front door and a tidy garden could make all the difference.

4. Create a blank canvas

Buyers viewing a property want to easily be able to imagine how it would look with them living in it. Too many personal belongings left out will make this harder. Use this opportunity to de-clutter, putting anything into storage that you don't need.

5. DIY

The quality of kitchens and bathrooms is a very important factor for buyers. They may be willing to overlook other areas of the property that need attention if these two spaces are in good shape. Get your DIY skills in action and fix up any issues.

6. Choose the right estate agent

Look around your neighbourhood at other 'sold' signs to see which agents are performing well in your area. Ask them plenty of questions: Do they have enough reach in surrounding areas to bring in buyers from further afield? Will they promote your property across a variety of channels? Will you be featured on Rightmove, Zoopla and other aggregators? It's also worth checking how proactive your agent will be in keeping in touch with you.

7. Walkies

We know they're adorable but to make sure a potential buyer isn't put off, find a friend to look after any large pets, or just take them out for a walk. Thoroughly clean up residual hair and make sure your property doesn't have any pet-related odours to contend with!

8. Make full use of your estate agent

Your estate agent should be an expert in their field, so make the most of their knowledge and experience. They should be able to pre-empt most questions posed by buyers, or suggest effective ways to increase the appeal of your property based on feedback from viewings.

9. Flexible hours

Be open to evening and weekend viewings. This allows all possible potential buyers to view your property and increases your chance of a quick sale.

10. Scent of success

Tackle any unpleasant odours in your home with air fresheners or candles before and during viewings. Get plenty of air flowing through, and baking bread or brewing coffee before a viewing can also help give your property a welcoming, homely feel.
