Spacious homes and leafy parks draw commuters and families to this affordable suburb

We talk to Ben Connolly and Douglas Young in our Barnet office about a corner of North London that offers great value family homes, outstanding schools, leafy streets and plenty of green spaces. Canny commuters, families and investors are taking a good look at East Barnet as an appealing and cost-effective option.

Area overview

"Tucked away between New Barnet, Cockfosters and Southgate, East Barnet is proving an attractive neighbourhood for families and commuters working in more central areas of the city," explains Ben Connolly, Sales Manager in Foxtons' Barnet office. "Its enviable combination of plentiful green spaces, large family homes, excellent schools and affordable prices make it an outstanding option with a genuine 'village' feel.

"One bedroom flats range from £250,000 - £300,000, while 2 bedroom homes tend to come in between £325,000 and £400,000. You'll need £500,000 - £600,000 for a 3 bedroom home, while properties with 4 bedrooms or more will come in at £650,000 and over."

Large, leafy parks are plentiful around East Barnet. Brunswick Park sits towards South Barnet and includes the Pymmes Brook that runs down to Arnos Grove, through Pymmes Park and out towards Banbury Reservoir. Just to the north of the area, the sizeable Trent Park boasts a natural wildflower meadow and even a Go Ape adventure centre, complete with treetop high ropes course and zip lines.

Oak Hill Park (below) hosts a variety of festivals and events, such as the open-air performance of A Midsummer Night's Dream coming up in August. The annual East Barnet Festival also takes place in the park (see 'Local highlights' below).

Lettings Manager Douglas Young explains the high quality schools serving residents in East Barnet:

"The Ward of Barnet boasts more than its fair share of schools rated 'Good' or 'Outstanding'. East Barnet is no exception, with the excellent East Barnet Secondary and St Andrew The Apostle schools proving a major draw for parents. For younger children, Brunswick Park, Danegrove, Churchill and St Mary's primary schools have all also been assessed as either 'Good' or 'Outstanding'.

"Sixth Form centres in the area include East Barnet School, the Pavilion Study Centre and St Andrew The Apostle School."

Transport

Plentiful bus links in the area provide easy connections to Finchley, Turnpike Lane, Brent Cross and Cockfosters. New Barnet overground services run southwards through Finsbury Park and into Moorgate, while the Piccadilly Line can be accessed from Cockfosters station to the east of Barnet. The Northern Line starts from nearby High Barnet station, providing swift routes down through Camden and into central London.

Local highlights

The East Barnet Festival has been running for the past 24 years and takes place in 2019 from the 5th-7th July. The event features music, dance, theatre, sport and a variety of stalls from local traders and businesses.

The Everyman cinema nearby in New Barnet offers a stylish venue for catching a movie or a drink in the bar. There's also the Spielburger restaurant inside for a selection of classic burgers and sides. For live comedy, theatre, music and lots of family events, the Chickenshed Theatre in East Barnet is also a local favourite.
