A guide to living in Maida Vale

As we’ve recently moved into Maida Vale, we thought we’d take a closer look at just why living in Maida Vale is such a popular place to live. With a bit of help from the local expertise of our new office managers, we put the spotlight on property, places to eat and the famous canals.

Maida Vale is well known as a prestigious area in central London, notable for its red-brick mansion blocks from the late Victorian and Edwardian eras that stretch along wide tree-lined avenues, such as Warrington Crescent, and plenty of large communal gardens, including Paddington Recreation Ground.

Only two stops from Paddington Station on the Bakerloo Line, with its access to the Circle, District and Hammersmith & City lines, Maida Vale is also well connected to the rest of London, making it the perfect position for buyers and tenants wanting easy access around the capital, whether for work or play.

Things to do in Maida Vale

Our Lettings Manager, Sophie, has a couple of favourite spots to grab a bite to eat: “Baker and Spice is a couple of doors down from our office and is a great place to pick up a coffee and enjoy one of their amazing cakes if you have a bit more time! For dinner, The Waterway by the canal is a fantastic restaurant on a summer evening as you can sit outside.”

The canals of Little Venice in the southern part of Maida Vale add an air of romance to the area, and are perfect for exploring on a canal boat, such as on Jason’s Trip which includes a commentary on the history of Regent’s Canal.

Our Sales Manager, Giorgio, also has a couple of recommendations: “Café Laville has a wonderful terrace that’s positioned over a Little Venice canal, providing a beautiful outlook while you’re sipping your coffee. For something stronger, The Warwick Castle is the perfect little getaway pub which is tucked away off Warwick Avenue. It is popular amongst the locals and is a true hidden gem!“

Further sights to see include Abbey Road where The Beatles posed for THAT album cover, while Lord’s Cricket Ground is a lovely place to spend a sunny weekend.

So, what’s the cost of living there?

Giorgio, gives us the lowdown on property prices and who’s buying in the area:

“There is such a wide variety of property types in Maida Vale, including period conversions, purpose-built buildings and separate houses, but of course it is mainly the mansion blocks that Maida Vale is renowned for. The diversity attracts all different types of buyers, resulting in a varied community, but the most interest comes from families and international buyers.

One bedroom flats can generally range from £400,000 to £600,000, while those with two bedrooms can sell for anywhere between £600,000 and £1.2 million. The mansion blocks in Maida Vale tend to measure around 1,000sqft and sell in the region of £1-1.25 million, whereas for one of the exclusive mews houses in Little Venice you could pay around £2-2.5 million.“
