With the Surrey Hills Area of Outstanding Natural Beauty on the doorstep, fantastic state and private schools and a delightful family-friendly town centre, Guildford is an obvious choice for tenants looking for a home in the commuter belt. However, for most people that seek the pace of country life, but who work in the capital, it is the speedy South West Trains service to London Waterloo that makes living in Surrey a viable choice. Over the past few years, plans to redevelop Guildford Station have been drawn up and proposed, which if approved, will include new shops and restaurants, parking facilities and larger public spaces to cope with increasing passenger numbers. And there's been lots of talk of redeveloping the shopping district too, with the aim to introduce bigger, more influential retailers that will attract shoppers to the town - although plans have been halted for now.
Surrey provides the perfect balance of quiet countryside living with easy access to London, which is why towns like Woking and Guildford and their leafy suburbs are in high demand. But as more and more people extend their search beyond the M25 due to rising property prices, it's important that the infrastructure in these areas supports this increased demand. Projecting a clear vision for the future, Woking Borough Council has outlined huge development plans in its Core Strategy, building new structures alongside renovated and refurbished sites to bring the area thoroughly up to date by 2027. Part of these plans include regeneration of retail space in the town centre, which is where the majority of the development is intended, as well as the provision of updated office space to attract new businesses to Woking and the creation of new entertainment and cultural facilities to cope with rising consumer demand from local residents.

"I'm so pleased I chose Foxtons! My property was given a great valuation - and sold quickly, the perfect outcome"
Customers have rated our service at Foxtons Kingston as 4.9/5, based on 37 rated reviews
I like to mention Joe who worked very hard to find me a proper tenant exactly the tenant that I wanted. He is very friendly and tries to satisfy the customers. I am always happy to deal with him and I think Foxton has to appreciate the way that he works.
Not an easy sell but Greg kept us informed and was there at the end of the line to answer any query.
Amazing service with professional agents, I was looking for the property to rent. One of their agent LUCA was really helpful. Highly recommend.
We achieved everything we wanted with our Sale and In quick time thanks to Greg and everyone at Kingston Foxtons.
I consulted Beritan for a letting in the area as I am looking to locate to the area. She was very informative and gave me all the information I needed and went out of her way for me and my partner. Really excellent and professional service, great representation of a household brand.
Ambhar made our move smooth and easy, she held our hand through the entire process. She really understood our needs and found us suitable properties in a short space of time. We were very impressed with the service provided and would highly recommend purchasing through Foxtons.
I have had the most professional dealings with Ellivia from the Kingston office. She has always kept me informed of new properties to view, never kept me waiting at any viewing. I cannot commend her highly enough.
We dealt with Alyssa at Foxtons Kingston during the period that we were searching for properties in the area. Alyssa was the perfect agent, prompt, polite, knowledgeable and most helpful. Unfortunately we decided to buy a property elsewhere, but we did not get the same level of care and attention. We would not have any reservation of recommending Alyssa to anyone looking to buy a property.
Yasseen helped us tremendously in finding our first property to rent, keeping us constantly updated with the progress of our tenancy application and talking us through each step. Each viewing we attended seemed completely honest with no pressure or hard sell, so our flat is exactly what we wanted.
From the moment they stepped in to handle our sale, Foxtons did really well for me. They found me a buyer within a week of taking on the property. I suppose that was lucky for both of us. They kept in touch with both myself and the buyer every step of the way. When nothing was moving, because the disorganised and uncooperative duo representing the freeholders would not cooperate and fill out the LPE1 form, Christian from Foxtons stepped in and managed to reason with the freehold group and cajole them into cooperating. I was initially contacted by Simon Harmer at Foxtons Kingston, who proved very loyal in calling me up over a period of about a year, as we put the property on the market, took it off for personal reasons, and put it on again a year later. He was always charming and we had good conversations about the market, and he was so polite he never pushed the point about wanting to handle our sale, but I knew why he was calling, and he built up a relationship which made me feel, 'let's give it a go, maybe they are worth it'. I would say that the slightly higher fee charged by Foxtons has been really worth it, because it was a difficult sale because of the freeholders and I really needed them. Above all, they are nice and intelligent people, who understand and look after clients, and Christian and Ambhar were both helpful and a good team. Also, very importantly, Christian in particular – and perhaps Foxtons in general - had the confidence to use their role as a go-between who can talk to and email the seller, the seller's solicitor, the freeholder's solicitor, the freeholder themselves, the buyer, the buyer's solicitor, and can smooth out problems. This is a really key role, because when the solicitors go quiet, for whatever reason, having an agent who can be a good go-between who works with all parties and can call up all parties and find out what is happening can be really helpful in keeping things on track, especially when problems arise which might derail the sale, the agent is vital in creating a sense of confidence on both sides and of knowing what is going on.
I came across with Foxtons Kingston office about one and a half month ago. The agent who contacted me is called Yasseen. He showed me a studio flat in Richmond which was too small for us. He took the effort to contact me regularly and find out how do I get on. Yasseen was hugely supportive and patient in getting the paperwork done. It’s such a stressful thing to look for a new home. Yasseen made it as stress free as one possibly can. I am truly grateful for him and would recommend him and the Kingston Foxtons office to all my friends or everyone who is trying to find a new home.
Emily made it very simple, she was keen in helping us get what we wanted and went a long way to do so. Very thankful for her help as we now have a lovely place thanks to her!
I recently purchased a property through Foxtons Kingston branch. The experience of dealing with Christiaan & Oliver compared with my own property selling agents bore no comparison whatsoever. The purchase was not the smoothest of sales ( nothing to do with Foxtons) however both of them kept me updated at all times and always returned my calls promptly. Both were pleasant to deal with and never once did I feel as if I was a nuisance. During the last 3-4 weeks of the sale Oliver even offered to drive 180 miles to ensure paperwork was completed on time! My sincere thanks to them both. I would certainly recommend Foxtons to anyone.
Emily is the best real estate agent in Kingston.
I should like to thank Ollie in particular for his strategic counsel and professionalism throughout my property search. He has a very good knowledge of the local market and was always willing to proffer his advice and opinions, which was particularly helpful given the uncertainty in the property market post-the Brexit vote. May I take this opportunity to wish him every success in the future.
Thank you Emily was working so quick on helping me see further options and I was pleased with the quick follow up and feedback I was getting.
Emily has been an excellent estate agent regarding to our experience. She made everything simple and clear from the beginning. Emily also provided all we needed to know at the right time and through phone and mail she seemed a very friendly person. Glad we had her as a estate agent!
Emily was fantastic at helping me and my friends find a house. We had been struggling for months and months, and the other estate agents were useless compared to Emily. Emily was always easy to contact and kept us all fully updated. I viewed a house on a Wednesday, which Emily had picked out for me and my friends, and it was perfect, she knew exactly what we wanted and expected from the property and we had all the paper work and money completed by that Friday. Emily was fantastic, friendly, honest and very reliable. I will be coming back to her in the future if I need help with a property again! Thank you for all your help Emily!
Hello, I just wanted to put in a bit of praise for Jenna. She was fantastic to work with and was very proactive in helping us look at various places - much more so than many other letting agents we worked with. She was extremely helpful especially as we had limited time to look for a place during a short house hunting trip to the UK (we will be relocating there in August).
Hi, My wife and i would just like to say thank you to the team at the Kingston office, particularly Jenna for their fantastic help in finding us the right property within our budget. Jenna spent a great deal of time, in advance of the viewings, discussing with my wife our requirements, budget and entry dates. The viewings went very well, with Jenna providing clear information on the market around Kingston and we found a great property that meets our needs and budget. This has really helped to make our move, from Scotland, to the London area much easier and we greatly appreciate the efforts Jenna, and Foxtons, made to support us.
