The first reason to put your property on the market before you buy is that it shows estate agents you're serious about moving. They’re more likely to accommodate viewings for you and for any offers you make on a property, they can share that you’re in a good position to move.

Secondly, a seller is more likely to accept an offer from a buyer who can proceed with that purchase, rather than one whose home isn’t even on the market, let alone have a buyer for it. In most cases, the only time a seller might consider a non-proceedable buyer is if they’re not in a rush to move and it’s financially beneficial to wait. That essentially means you’re likely to be paying over the odds to secure that property.
