Families love this affordable and leafy north London neighbourhood

Just outside Enfield town centre lies Bush Hill Park, a quiet, family-friendly neighbourhood with many qualities families are looking for in their local area. Find out exactly what makes this north London suburb so great and why you should call it home.

A brief history of Bush Hill Park

Many people settled here in the late 19th century following development of what was once the Bush Hill Park Estate. At this time, the whole of London began to grow rapidly and like many of London’s aristocratic estates, landowners cashed in on the urgent need for additional housing.

In Bush Hill Park, this expansion was mainly caused by a rise in the number of employees at the Royal Small Arms Factory in Lea Valley, which triggered a demand for homes in the local area. Shortly after this, a station was built along the railway line to Enfield, which caused the suburb to experience further growth.

What makes Bush Hill Park family friendly?

From a housing perspective, wide, well laid out roads and a peaceful residential feel provide the perfect domestic backdrop for those with children, who prioritise safety and quietness.

But the neighbourhood also has a lot to offer in terms of facilities and amenities.

Bush Hill Park is a green suburb, with a large designated conservation area protecting many of its buildings and parkland.

Although there are a number of small parks in the area, Bush Hill Park Recreation Ground is the main attraction and it’s not unusual to see dogwalkers, runners and families enjoying the greenery here all year round. Here, there are children’s play areas, a skatepark, an outdoor gym, formal gardens and designated sports pitches for residents to use.

In terms of shops and everyday amenities, there are a small number of express-sized supermarkets dotted around the area. But you’ll find a larger range of hypermarkets, restaurants and entertainment facilities in nearby Southbury Leisure Park.

Bush Hill Park Golf Club is also popular with residents and those living further afield and has been in the area since 1896.

For those with younger children, there are primary schools in Bush Hill Park and you can take a look at school ratings and homes in their catchment areas here.

What are the transport links like in Bush Hill Park?

Bush Hill Park joined the London Overground network in 2015. Now featured on the London tube map, the area is becoming increasingly popular with buyers seeking convenient commuter links. From here, there are services to Enfield, where there is a wider choice of public transport options and London Liverpool Street, for residents working in the City and central London.

Bush Hill Park’s housing market

On the west side of the suburb you can find large family homes in areas around beautiful Queen Anne’s Gardens, which were built at the turn of the 20th century. These homes are popular with families who are looking to spend more for a more private setting.

Around this part of Bush Hill Park there are also a number of 1960s apartment blocks in the Village Road area, which were built in the wake of the post-war population boom.

To the east of the suburb, there are rows and rows of smaller terraced homes that make great first-time buyer properties.
