London's suburbs continue to attract first-time buyers and bargain hunters, lured by excellent value properties, rapidly improving amenities and extremely short commute times into central London. While Croydon continues to enjoy its time in the spotlight, we take a closer look at South Croydon to find why this particular neighbourhood is causing such a stir.

South Croydon area overview

"A large geographical area with something for everyone, South Croydon also has the benefit of big high street brands nearby, as well as small independents," explains Ashley Whitehouse, Sales Manager at Foxtons' Croydon office. "Croydon Council has invested a sizeable amount of money in regenerating the Croydon area, as part of the overall town centre regeneration (including the proposed new Westfield shopping centre).

"The area offers buyers and renters a great selection of excellent value Edwardian and Victorian properties on tree-lined streets. Local schools are excellent, transport links into London are extraordinarily quick and local amenities keep going from strength to strength.

"Within South Croydon, roads like Croham Park Road and Campden Road in the Lloyd Park area offer buyers more upmarket properties. Homes off Brighton Road, leading to Purley Oaks, offer excellent value in an up-and-coming neighbourhood.

Green spaces

Purley Way Playing Fields offer South Croydon residents a large, open space for sports and dog-walking. Croham Hurst wood offers a shadier option to the east of the area, and borders the historic Croham Hurst Golf Club, founded in 1911.

Lloyd Park also lies to the west of the area. This includes facilities for rugby, football, tennis, bowls and disc golf, as well as a cafe and plenty of car parking.

"Whitgift School is a prestigious independent boys' school in South Croydon, founded in 1596 and offering limited boarding," explains Dipan Shah, Lettings Manager at Foxtons' Croydon office. "The school has a long sporting history and its Health and Fitness Centre is an impressive facility, open to students and their families.

"The Old Palace School for girls is another renowned independent school in the area, and is housed in a beautiful Grade I listed building," he adds. "Park Hill Primary School is also excellent, attracting families with younger children into the area."

Transport

South Croydon station is the main transport option for commuters into central London, offering the impressive journey time of just 17 minutes into London Bridge. London Victoria can also easily be reached via a change at East Croydon station. Southbound trains can reach Gatwick in just 27 minutes, bringing international flight connections within easy reach.

The London Overground runs from West Croydon northwards through Sydenham and Brockley into Canada Water for the Jubilee line. London Tramlink services (above) run from Wimbledon in the west, through Mitcham Junction and West Croydon through to Beckenham Junction, Elmers End and New Addington in the east.

Local highlights

Croydon is rapidly making a name for itself on the festival circuit, with Lloyds Park hosting The Ends Festival and The Butterfly Effect over the summer. The Ends Festival in 2019 featured three days of exotic food and eclectic music including headliners Damian Marley, Wizkid and NAS. The Butterfly Effect is a two-day event featuring top international garage, house and urban beats artists.

Other local highlights around South Croydon include Surrey Street Market – one of the oldest markets in the UK. Records of a market being held on the site go back as far as the 13th century, but the fruit, veg, meat and fish on offer is fresh every day, 6 days a week. South End Village and high street form the area's restaurant district and have been given a new lease of life by graphic designers Objectif and architects We Made That.
